When I reported last year that Radian’s robust financial health meant that we would be able to meet the challenges facing the housing and care sectors, at the time, nobody expected the changes in the world economy which were to face us. This has been a challenging year for all organisations, but Radian has remained strong. When Radian was formed it was a unique merger of three equal partner organisations, yet despite the challenges which this created, I am pleased to report that the initial integration phase has now been successfully completed, in line with our original plan.

This has been a challenging year for all organisations, but Radian has remained strong. When Radian was formed it was a unique merger of three equal partner organisations, yet despite the challenges which this created, I am pleased to report that the initial integration phase has now been successfully completed, in line with our original plan.

They have ensured that the initial stage of Radian’s development has been successfully achieved, and it is through them, and from listening to, and responding to the individuals, and communities which we serve and support, that Radian will continue to prosper.
Radian is and will continue to be an organisation which helps individuals and communities to develop and flourish, through the provision of housing, support and care. This review provides a small selection of examples of some of the individuals and communities who Radian has helped to flourish during the past year.

Where people flourish
In an economic recession the homes and services Radian provides become more important, because they offer stability and continuity in uncertain times. I am pleased to report that over the year, Radian provided more homes, and support services to more people. We built 526 new homes as well as welcoming 164 tenants following purchase of their homes from Home Group.
Two notable schemes illustrate the extent of our work to provide new homes, and its impact on peoples’ lives: the completion of Shaw Court, Windsor, where 11 young men are supported by Turnstone Support, our group specialist care provider, and the award by the Homes and Communities Agency of a further 3 year contract to deliver the HomeBuy agency in Hampshire.

The HCA’s choice was no doubt influenced by our strong performance in developing and marketing MyChoiceHomeBuy, enabling 374 first time buyers to purchase homes, and the trio of awards won by the agency at the national affordable home ownership awards, including national home ownership provider of the year.
To improve service levels, we established Radian Services as our group-wide maintenance contractor, and set up a group customer service centre. Drum Housing was the final group company to be inspected by the Audit Commission, and one star with promising prospects, despite being accompanied by very positive findings about many aspects of the service, and our improvement plans, has ensured our focus on rigorous challenge in all our improvement processes. There were a number of very good ratings from CSCI* including 2 stars for Drum’s domiciliary care service in East Hampshire and 3 stars for, Turnstone Support’s domiciliary service in Buckinghamshire. Tenant satisfaction with planned maintenance reached 98.74% and satisfaction with repairs a creditable 94.68%.
Post merger integration was again a big feature of the year, for staff, boards and residents. We established our group staff forum, Radian’s resident committee had a successful year, and the boards’ governance review team reached its conclusions on alternative governance structures, which are now subject to detailed review.
As Radian has matured we have been able to review and clarify our vision and values, and have captured them in the brief mission statement - ‘Radian - where people flourish’. We want this to be true for everyone within Radian and everyone whom Radian touches. It is underpinned by our new values which reflect the organisation we aspire to be. They are people-focussed because we are a people business.

The vision and values are there to encourage, influence and challenge us. The stories in this Annual Report demonstrate how we have started to realise our vision and are reflecting our values in the services which we provide. I hope you both enjoy and learn more about Radian through them.
